Frequently Asked Questions

1. How do I book a viewing for a property?
You can book a viewing by either selecting the property you are interested in on the Properties page, scrolling down and filling in the form, or by going to the Contact Us page and fire us off an email from there.
We will then call you to arrange a suitable time for you to come and view a property.

2. What happens if I like the property?
If you like the property, which we are convinced you will, each person in your group will be asked to complete an Application
Form which will give us your contact details, and confirms the property you have selected.

When you are sure you want the property, you will be asked for a holding payment of £150.00 to secure it. Your holding payment is a sign of commitment from you and will mean we shall stop taking viewings on your future house. Your tenancy documentation will be sent to you shortly after that.

Your holding payment will be refunded to you, in full, refunded in the September of your tenancy, at the Welcome Meeting held to discuss Health and Safety requirements.You will of course also get a receipt for the payment. If you decide not to proceed with the tenancy your holding payment is non-refundable.


3. What is the period of the tenancy?
The tenancy is for a 52 weeks period. Your tenancy will run from 1st July through to 30th June the following year. However, we don't charge rent for the first two weeks in July, as this when we freshen up the properties. You will not be able to live at the property during this freshening up period.

4. How is rent paid?
When we issue the Assured Shorthold Tenancy Agreement we ask for a postdated cheque for your rent up until 13th October.
From 14th October, the remaining rent is paid by Standing Order, termly, on dates that will fall in line on the majority of student loans.

We will provide you with a simple Standing Order form in your Tenancy Agreement, that if you send back to us filled in, we will set up with your bank for you.
5. Who pays what bills?
We always pay the Broadband Internet bills and will also provide you with Digital Television free of charge, (although you will need to get a TV Licence for the property). Bills will vary from house to house, however we will detail what bills you will be paying during your initial viewing and in your Tenancy Agreement. All properties have the option of all bills being included in the rent at an extra charge.

6. What happens if one of my friends drop out?
Fingers crossed this will not happen, but occasionally it does. From experience, you may be able to find a replacement well before the tenancy starts. If not, there is the option for you and your remaining friends to pay a little extra for the vacant room.
